Understanding investment property cash flow
Cash flow is what’s left of the rent after all expenses and loan repayments. If it’s positive, the property pays you each week (positively geared); if negative, you contribute the shortfall (negatively geared) — usually in the expectation of capital growth.
The numbers investors watch
- Gross yield — annual rent ÷ purchase price. A quick comparison tool between properties and suburbs.
- Net yield — annual rent minus running costs ÷ value. Closer to reality, since rates, insurance, management and maintenance add up.
- Cash-on-cash return — annual cash flow ÷ the cash you actually put in. What your money is really earning.
Don’t forget the hidden costs first-time investors miss: vacancy (even one week a year matters), letting fees, land tax as your portfolio grows, and a realistic maintenance allowance on older properties.
