Development Site Acquisition: Central Coast

Finding the right development site is rarely about luck. It’s about knowing which streets, which zoning, and which sellers are worth chasing before a property ever hits the open market. That’s exactly what played out on the Central Coast. We identified a 2,144m² site with genuine subdivision potential — a block large enough to split into 4 lots, with capacity to construct 8 dwellings across the site once development approval was secured — and secured it for our client at $1.28 million. Sites like this don’t stay quiet for long once agents catch on, so timing and relationship access mattered as much as the numbers. Our process on this deal:Assessed the site’s development potential against council zoning and subdivision requirements. Ran comparable sales analysis to validate the purchase price. Negotiated directly with the agent and vendor to secure the site on terms that protected our client’s development margin.Buying a development site is only the first step in a project like this. Getting the purchase price right is what determines whether the development is profitable or marginal from day one.
