Savings Target Calculator
How much do you really need to buy — and when will you get there? We’ll add up your deposit, stamp duty and buying costs, then show your estimated purchase date at your savings rate.
How much deposit do you need to buy a property in Australia?
The headline deposit is only part of the story. On top of it you’ll need stamp duty (unless exempt as a first home buyer), conveyancing, inspections and loan costs. A $900,000 purchase with a 10% deposit can easily require over $130,000 in total cash in NSW — this calculator adds it up for you.
5%, 10% or 20% deposit?
- 20%+ — no Lenders Mortgage Insurance (LMI), best rates, strongest position.
- 10–19% — most lenders will lend, but LMI can add thousands (usually capitalised onto the loan).
- 5% — possible via LMI or government schemes like the First Home Guarantee, which lets eligible buyers skip LMI entirely.
First home buyer? Check your stamp duty concessions with the Stamp Duty Calculator — in most states they can save you tens of thousands.
