How stamp duty works in Australia
Stamp duty (transfer duty) is a state tax paid when property changes hands, usually at settlement. Rates are progressive — the more you pay for the property, the higher the percentage — and every state and territory has its own scale, which is why duty on the same price can differ by more than $20,000 between states.
Ways to pay less
- First home buyer concessions — most states waive duty entirely below a price cap (e.g. $800,000 in NSW, with new-build exemptions uncapped in QLD and SA).
- Owner-occupier rates — VIC and QLD charge less when you live in the home.
- Off-the-plan and new-home concessions — several states favour new builds.
Foreign purchasers generally pay a surcharge of 7–9% on top in most states. And remember duty is only one purchase cost — see the Savings Target Calculator for the complete cash picture.
